When should I replace my water heater?

When should I replace my water heater? | Steakley Plumbing

Most gas and electric water heaters have 6 year warranties on the tank.  Extended warranties may be purchased, but since the life expectancy of a water heater is 10 years, Steakley Plumbing does NOT encourage the extended warranty.

You can extend the life of your water heater by draining a gallon of water off the bottom drain valve once a month, per manufacturer.  Also, the anode rod should be pulled every 2 years and checked.  Steakley Plumbing suggests replacement because the labor to remove and install in an old heater is the same, only extra cost of anode rod.  Water softener will shorten the life of a rod.

  • All water heaters by Code, electric or gas, have to now have an expansion tank.  When water is heated it expands.  This gives the heated water a place to go, versus popping the relief valve.
  • All water heaters, electric or gas, in a garage, have to be on a stand 18 inches off the floor.
  • Do not raise the water temperature past 120 degrees.  Scald time at 120 degrees is 5 minutes.
  • 125 degrees is 1 1/2 to 2 minutes.
  • 130 degrees is 30 seconds.
  • 140 degrees is 5 seconds.

My suggestion is to not to wait until you have a blow out – replace the water heater every 10 years.  A new water heater will be more efficient and you could even go tankless and not wait until the water heater dictates when it is replaced.
